We confirm the property location, inspector, services, travel considerations and appointment directly with you.
Start with the home—not just the ZIP code.
A Reading rowhome, a detached house outside the city and a property with private utilities can require different planning. Tell us the property’s age, approximate size, utility systems and any specific concerns. That helps us discuss the appropriate scope before confirming an appointment.
Our residential inspection is a visual evaluation of accessible systems and components. We explain visible findings and document them in a report; it is not a guarantee that concealed defects or every future problem will be found. See our inspection standards and limitations.
From an actual TMK inspection
Look beyond the brick face

At a Berks County property, Cainen documented deteriorated mortar and recommended evaluation and repairs by a qualified mason. Open or loose joints can allow moisture entry and continued deterioration. The visible condition helps identify a follow-up need; it does not establish the condition of concealed masonry or the complete repair scope.
Choose services around the property.
Buying or selling an existing home
Review our residential inspection or pre-listing inspection options. For an older property, tell us about known additions, renovations and inaccessible areas so we can discuss practical limitations.
Private well or septic system
If the home is not connected to public water or sewer, ask about well equipment and water testing and septic inspections. These address separate questions and should not be assumed to be included in the standard home inspection.
Additional testing
Discuss radon testing, a wood-destroying insect inspection or a sewer scope when planning the appointment. We confirm availability, scope and fees for the specific property.
New construction
Inspection timing matters. Tell us whether you need a pre-drywall or completed new-home inspection, or are approaching an 11-month warranty milestone. Confirm access and timing with your builder.
Reading and surrounding Berks County communities
TMK serves Berks County, including Reading. Send us the property address and requested services so we can confirm inspector availability and any travel considerations before you commit to an appointment. A location appearing within the county does not automatically reserve a time or confirm every specialty service.

Clear findings and a person you can reach.
Residential clients receive a same-day home inspection report with written observations, photos and video where useful. Read the full report for the findings, limitations and recommendations in context. Your agent can help you decide how to address findings within your transaction deadlines.
