Check the municipality before gathering records
Bethlehem spans Lehigh and Northampton Counties; this guide identifies its Lehigh County portion. Macungie Borough, Lower Macungie Township and Upper Macungie Township are separate municipalities. Whitehall, North Whitehall and South Whitehall are separate townships, too.
If you are gathering renovation or permit records, identify the municipality responsible for the property and contact its office. Lehigh County’s municipality directory can help you find the correct jurisdiction. An independent home inspection evaluates the agreed visible and accessible conditions; municipal approvals and permit records answer different questions.
Plan the scope around the property
Existing homes, additions and renovations
Tell us about the home’s age, known work and any areas that may be difficult to access. Our residential inspection covers accessible structural, roofing, exterior, electrical, plumbing, HVAC, interior, insulation and ventilation components within the agreed scope.
New construction
Share the builder’s expected inspection window and the construction stage. Pre-drywall and final new-construction inspections take place at different points, when different conditions are visible. Coordinate access before work is concealed or the final walkthrough approaches.
Utilities and attached homes
Let us know whether the property uses public or private water and sewer, and which additional services you want to discuss. For a condo or townhome, share known access restrictions and information about association-maintained components. We confirm the appropriate scope and specialty-service availability for the property.
See the report and prepare for the appointment
Review a residential sample report to see how observations and photographs are organized. Our inspection process guide explains booking, preparation and report follow-up.
When requesting an inspection, send:
- The full property address and municipality, if known
- Property type and construction stage, when relevant
- Preferred date and any transaction or builder deadline
- Requested services, known concerns and access limitations
An online request is followed by direct confirmation from TMK. Tell us your deadline early so the inspection and any separate testing can be planned.
