New Construction & Pre-Drywall Inspections

New Construction & Pre-Drywall

Inspect the Work Before Finishes Hide It

New does not always mean complete. Independent phase inspections help document visible concerns while builders still have access to the work.

Pre-drywall: $350 · Final new-construction inspection: $400. These are separate inspection stages. We confirm the property, requested services, price and appointment with you.

Two Valuable Inspection Points

Pre-Drywall Inspection

$350

Scheduled after key framing and rough mechanical, electrical, and plumbing work is installed but before walls and ceilings are closed.

Final New-Construction Inspection

$400

Scheduled when the home is substantially complete, before the final walkthrough or closing, to evaluate accessible systems and finishes.

What We Evaluate

  • Visible framing, connections, penetrations, and structural details.
  • Accessible plumbing, electrical, and HVAC rough-ins.
  • Installed insulation, air-sealing details, and ventilation where visible.
  • Roofing, exterior drainage, windows, doors, and interior finishes at the applicable phase.
  • Visible installation defects, incomplete work, damage, and safety concerns.

Scope varies by construction phase, accessibility, and the work completed on inspection day.

Who Should Schedule

Buyers building a custom or production home, homeowners completing a major addition, and buyers approaching a builder walkthrough can benefit from an independent inspection that is separate from municipal code inspections and the builder’s own quality-control process.

What You Receive

Prioritized Documentation

A clear, photo-rich record of visible findings to discuss with the builder.

Phase-Specific Perspective

Practical explanations focused on the work that is visible and relevant at that point in construction.

Frequently Asked Questions

When should I schedule a pre-drywall inspection?

Coordinate it after framing and major rough-ins are installed, required trade inspections are complete, and before insulation or drywall conceals the work. Confirm timing with the builder.

Does this replace a municipal inspection?

No. TMK provides an independent visual inspection for the client; it does not replace code enforcement, engineering, or required municipal approvals.

Should a new home also receive a final inspection?

Yes. Different conditions are visible at pre-drywall and final stages, so the inspections serve different purposes.

How much notice do you need?

Builder schedules can move quickly. Contact us as soon as the anticipated inspection window is known so we can coordinate availability.
