Home Inspections in Delaware County, PA
TMK Inspections provides buyers, sellers, and real estate professionals with careful inspections, plain-language explanations, and photo-rich reports designed to support confident property decisions.
Practical insight for Delco properties
Delaware County has a wide mix of older borough homes, twins and rowhomes, stone and masonry construction, mid-century neighborhoods, condominiums, and newer developments. Depending on the property, an inspection may call for close attention to basement moisture, grading and drainage, masonry, older electrical or plumbing components, roofing transitions, sewer laterals, radon, and wood-destroying insects.
Our role is to give you useful context—not a list of unexplained defects. We discuss significant findings, routine maintenance items, and reasonable next steps so buyers and agents can prioritize intelligently.

Buying an older home, twin, or condo?
Before the appointment, tell us about additions, renovations, shared building components, and access restrictions. For a condo or townhome, clarify which spaces can be accessed and which components are maintained by the association; the agreed inspection scope matters.

See the report before you book
Our residential sample report shows how observations and photographs are organized. Review services and pricing, then send the property address and your inspection deadline so we can confirm the details.
Considering a business property instead? Light commercial inspections are quoted individually after scope and availability are confirmed.
Questions to resolve before a Delaware County inspection
Buying a renovated home?
Ask the seller for available renovation records and ask the municipality responsible for the property about permit records. Fresh finishes do not establish the condition of concealed wiring, plumbing, or structure. Share known work with your inspector so visible transitions and accessible areas can be considered in context.
Does a general inspection include the underground sewer?
A visual home inspection and a sewer camera inspection have different scopes. If sewer condition is a concern, tell us about recurring backups, known repairs, and accessible cleanouts before scheduling. A camera inspection depends on access and cannot establish every concealed condition.
How should buyers and agents handle the report?
Use the written findings, photographs, and video where included to identify questions. HomeGauge Create Request List helps organize selected items for discussion with your agent and the listing side. Read our booking-to-report guide before your inspection deadline.
For community-specific planning, visit Media, Aston, Glen Mills, or Ardmore. Your mailing address and municipality can differ; provide both if known when requesting an inspection.
