In the field

From the field: Lancaster County

Light commercial inspections start with the building in front of us. This Lancaster County visit is a glimpse of the real work behind that conversation—looking closely, discussing what is included and helping clients understand what may need another look.

A Commercial Property Deserves Its Own Inspection Plan

A commercial inquiry should not be treated as a standard residential booking. Building size, current use, access arrangements, and your objectives help define the inspection request. Contact TMK before scheduling so the property and requested services can be reviewed together.

Buying, selling, or planning around a property? Let us know the reason for the inspection and any transaction or decision deadline. We will discuss whether the requested work is a fit before confirming the engagement.

A roof finding with a clear next step

Attic framing and sheathing documented by Cainen Bedsaul during a commercial inspection.

During a commercial inspection, Cainen Bedsaul documented missing shingles, significant granule loss and evidence of moisture intrusion in the attic. He recommended full roof replacement by a qualified roofing contractor.

The roof covering was observed from the ground using a zoom lens; it was not walked. The attic photograph provides interior context, while the written report describes the roof observations and recommendation. A photo alone does not establish the full extent or cause of a concealed condition.

If a report recommends specialist work, ask the appropriate contractor for a property-specific evaluation and proposal. Keep the inspection observation, the inspector’s recommendation and any later contractor findings distinct.

For help organizing questions, see our inspection report follow-up guide. Commercial inspection scope, price and report timing are agreed separately for each property.

Scope and Access

Discuss the systems, areas, and concerns you want evaluated. Confirm the agreed scope, access requirements, and any limitations or separately arranged services before scheduling.

Price and Reporting

Commercial inspections are quoted for the property and requested work. Confirm fees, report deliverables, and timing with TMK; the residential starting prices and same-day report descriptions elsewhere on this site do not establish commercial terms.

Light Commercial Inspection Questions

Does TMK perform light commercial inspections?

Yes. Contact us with the property location, approximate size, current use, and your inspection needs so we can confirm availability, scope, and a quote.

Does the residential starting price apply?

No. Light commercial inspections require a property-specific quote. The residential inspection prices shown on our Services & Pricing page are not commercial quotes.

Can I book a commercial inspection through the residential scheduler?

Please contact TMK first. We will discuss the property and requested work before confirming scheduling arrangements.

What if I need a particular report format or deadline?

Tell us before booking and share any third-party requirements. Report deliverables and timing must be confirmed for the commercial engagement; do not assume the residential sample report or same-day timeline applies.

How do I confirm service availability for my property?

Send the address and building details to TMK. Commercial availability depends on the location, property, requested scope, and schedule. Contact Chris Burns for New Jersey inquiries.

Commercial inspection inquiries in the Philadelphia region

Have a commercial property in Philadelphia, the surrounding Pennsylvania suburbs, northern Delaware, or select South Jersey communities? Send the address first so we can confirm whether the location and requested work are a fit. Our general service-area guide is a starting point, not a guarantee of commercial availability.

For Pennsylvania and Delaware inquiries, text Cainen or text Tom. For New Jersey inquiries, text Chris Burns. Include the building size, current use, and your deadline; scope, pricing, access, and reporting are agreed before the appointment is confirmed.
