Updated guidance from TMK Inspections: Smoke alarms are a small component with a major safety role. During home inspections, we commonly find missing alarms, outdated units, disconnected batteries, and placement that may delay detection or create repeated nuisance alarms.
Where smoke alarms belong
The U.S. Fire Administration recommends alarms inside every bedroom, outside each separate sleeping area, and on every level of the home, including the basement. For the strongest warning, interconnected alarms allow every unit to sound when one detects smoke.
- Bedrooms and sleeping areas: Place an alarm in each bedroom and outside each separate sleeping area.
- Every level: Include basements and finished or unfinished levels.
- Ceilings or high walls: Follow the alarm manufacturer’s mounting instructions and local requirements.
- Basements: USFA guidance places the alarm near the bottom of the stairs leading to the next level.
Avoid common placement problems
Cooking fumes, bathroom steam, ceiling fans, supply registers, dusty areas, and some unconditioned spaces can cause nuisance alarms or interfere with operation. Do not disable an alarm because it sounds during normal cooking. Use the hush feature when provided and have the location evaluated if nuisance alarms continue.
What buyers should check
- Is there an alarm in each recommended location?
- Are alarms firmly mounted and free from obvious damage or paint?
- Are hardwired alarms interconnected and equipped with backup power where applicable?
- Is the manufacture date visible? USFA advises replacing smoke alarms 10 years after manufacture.
- Do the devices respond to the test button? Test monthly and follow the manufacturer’s battery instructions.
A home inspection documents visible conditions on the inspection date, but alarm type and placement requirements can vary by jurisdiction and property configuration. Follow manufacturer instructions and consult the local fire marshal or a qualified electrician when installation or code compliance is uncertain.
