A chimney crown is easy to overlook from the ground, but it plays an important role in directing rain and melting snow away from the masonry below.
What we observed
During a recent TMK home inspection, we documented visible cracking and deterioration across the chimney crown near the flue and outer edges. This is a real field finding from one of our inspection reports. Client and property details have been omitted for privacy.
Why a cracked chimney crown matters
Open cracks can allow water into the crown and masonry. With repeated wetting and freeze-thaw cycles, deterioration may progress and can contribute to loose materials, damaged mortar joints, staining, or moisture concerns around the chimney.
A home inspection cannot predict exactly how quickly a condition will change, but documenting the visible condition gives buyers and owners useful information for follow-up.

We recommend evaluation by a qualified chimney or masonry contractor to determine the appropriate repair and to review the remaining chimney components. The repair may range from sealing limited cracks to rebuilding a substantially deteriorated crown, depending on the contractor’s assessment.
