The age of your roof is one of the most reliable indicators that it needs to be replaced. The average asphalt roof generally lasts between 20 and 25 years. During this time, the need for minor repairs will increase as normal wear occurs and the roof ages. If you recently purchased your home and aren’t sure of its exact age, schedule a roof inspection to learn about its condition and life expectancy.
2. Frequent Repairs
Roof repairs are not uncommon after a severe storm. However, you’ll begin to need repairs more frequently as your roof nears the end of its life. Over time, UV rays, strong winds, and heavy precipitation will take their toll. If you’ve been paying to have leaks patched once or twice each year, it’s time to get a new roof.
3. Noticeable Separation at the Roof Valleys
The valleys on your roof are the spaces where two slopes intersect. These areas are also where water collects before running off into downspouts and gutters. If you have an asphalt shingle roof, be on the lookout for shingle granules in your gutters or at the base of your downspouts. This means the shingles are wearing out and breaking down. They have reached the end of their lifespan and need to be replaced. Although black streaks may indicate issues with mold, dark-colored patches may mean that your shingles have begun shedding their granules.
5. Uneven or Sagging Roof
Evidence of rot is a sure sign that you need a new roof. This is a problem that can affect all layers of the roof including the roofing underlayment and the underlying framing. If rot isn’t addressed, it can lead to mold problems outside and inside the building.
In a single-story home with a relatively flat roof, one of the best ways to check for roof rot is by carefully walking across the roof surface. If your roof feels springy or bouncy, trapped moisture has diminished the integrity of the roof decking and/or the underlying framing. When severe damage has occurred, this is often visible from the ground as an uneven or sagging roof.
These are just some of the factors that can indicate the need for a new roof. Damaged flashing, rising energy bills, and persistent problems with mold are just a few.
