The Official Residential Standards
InterNACHI’s home inspection Standards of Practice describe a visual, non-invasive inspection of accessible residential components. They address the inspection scope, reporting, limitations, and exclusions. The document applies to properties with four or fewer residential units and their attached garages and carports.
The standards do not promise discovery of concealed defects, future performance, code compliance, or exact remaining service life. Refer to the complete official InterNACHI Standards of Practice for requirements and exclusions by system. We link to InterNACHI’s current source rather than presenting a shortened summary as the complete standard.
Plan Your Inspection With TMK

Read your agreement before the appointment. Share concerns, available prior reports, property details, and timing needs with the inspector. Ask which services are included and which need to be arranged separately.
Sellers and Real Estate Agents
Coordinate access with the owner and confirm utilities and access arrangements before inspection day. Share the inspection deadline and requested services when scheduling. The inspection agreement, applicable requirements, and actual access determine the engagement.
