An older air-conditioning system is not automatically a deal breaker. Plenty of older systems continue to cool a home. But one detail can make a difference in the planning conversation: the refrigerant the equipment uses.
Why R-22 deserves a conversation
R-22 was commonly used in older air-conditioning equipment. New production and import of R-22 for use in the United States ended in 2020, so a repair involving refrigerant can be more complicated or expensive than it would be for newer equipment. That does not mean every R-22 system needs immediate replacement. It means a buyer should understand what they may be inheriting.
What a visual inspection can and cannot tell you
During a visual home inspection, we look at accessible equipment, visible installation conditions, approximate age indicators, and operation at the time of inspection when conditions allow. We cannot predict remaining life or quote repair costs. A qualified HVAC contractor is the right person to evaluate the system’s full condition, maintenance needs, and repair-versus-replacement options.
Useful questions before closing
- What refrigerant does the system use?
- Are recent service records available?
- Has the system had leaks, major repairs, or refrigerant added?
- What does an HVAC contractor recommend for maintenance and planning?
- Is the buyer comfortable with the age, efficiency, and potential repair exposure?
The goal is not to create alarm. It is to turn a visible detail into the right next question, so a buyer can make a more informed decision.
