What Tom observed

During a recent inspection, Tom documented a water heater with its temperature-and-pressure relief valve present, but the discharge pipe missing. The original report photograph includes the inspector’s existing red outline below the valve. The observation concerns missing discharge piping, not a missing valve or a confirmed valve failure.

Why discharge piping matters

If the valve opens, it can release very hot water or steam. Proper discharge piping helps direct that release to an appropriate location. Without the appropriate piping, a release may expose nearby people or materials to hot discharge. Making hot water does not establish that every safety detail is correct.

The recommended next step

A qualified plumber should install suitable discharge piping following the manufacturer’s instructions and applicable requirements. Ask for the contractor’s findings and documentation of the completed correction. Do not cap or plug the valve outlet. This field note is not a repair design or a complete water-heater inspection.

A useful question for buyers and agents

Before closing, ask whether recommended safety corrections have been evaluated and completed. Review the full report with your inspector; one photograph does not describe every condition at the property.
